Cleaning Cost Guide

This guide explains what a cleaning quote is built from rather than what it comes to, because the figure depends on the property. Size, condition, how often you want us and which add-ons you choose all move it. We do not price by the hour, and we do not publish a rate: every quote is free, fixed after a walkthrough or from the details you send, answered within one business day, and it does not change afterwards without your agreement.

Why we quote after a walkthrough rather than by the hour

Pricing by the hour charges you for a slow day and rewards nobody for working well. A fixed figure agreed before we start does the opposite: we carry the risk of the job taking longer than we thought, and you know what it costs before anyone picks up a cloth.

A first visit or a deep clean is more work than the recurring visits that follow, because the first one is catch-up and the rest are maintenance. That is why we quote both when you ask, rather than quoting one and letting you discover the other. The figure does not change afterwards without your agreement, and if the scope genuinely changes we requote rather than quietly doing less for the same money.

What moves the figure

These are the things we look at on the walkthrough. Every one of them is published on the service page it belongs to; this is the whole set in one place.

Residential Cleaning

  • How many bedrooms and bathrooms
  • The condition at the first visit
  • How often you would like us
  • Pets in the property
  • Whether add-ons are included

Commercial Cleaning

  • Total square footage and layout
  • How many washrooms
  • Floor surfaces throughout
  • Daily footfall through the space
  • Visit frequency and the access window
  • Any compliance or documentation requirements

Specialty Cleaning

  • The condition of the property at the walkthrough
  • Total floor area and the number of rooms
  • How much construction dust or residue is present
  • Whether there is a fixed completion deadline
  • Access, parking and lift availability

Add-ons, and how they affect a quote

Each of these is added to your quote only if you ask for it, and priced before the visit rather than after it. Leaving them all off is a supported answer and the commonest one.
