Specialty and Project Cleaning in Metro Atlanta
Specialty cleaning covers the jobs that are not a routine visit: post-construction and post-renovation cleans, rental and short-let turnovers, preparing a property for listing photographs, and one-off resets on a deadline. These are quoted individually because the work varies enormously with the state the property is in.
What these jobs have in common is a deadline and an unknown starting condition. A post-construction clean depends entirely on how much dust the trades left and whether the protective coverings came up. A turnover depends on what the last occupant did. Neither is sensibly quoted from a floor plan, so we look first, then commit to a figure and a date. Where a job has to be finished for a specific hour, say so at the walkthrough and we will staff it accordingly.

How it works
- 1 We look at it first Specialty work is never quoted blind. We see the property and the actual condition.
- 2 We commit to a scope and a date A written figure and a completion date you can plan around.
- 3 We staff it to the deadline The crew size matches the deadline, rather than the deadline matching the crew.
- 4 We walk it with you We do not leave site until you have seen the finished job.
What affects the price
Every quote is free and fixed after the walkthrough, or from the property details you provide. These are the things that move the figure.
- The condition of the property at the walkthrough
- Total floor area and the number of rooms
- How much construction dust or residue is present
- Whether there is a fixed completion deadline
- Access, parking and lift availability
What matters most to Metro Atlanta clients
Homeowners and business owners across Metro Atlanta tend to care about the same three things when they hire a cleaning company. Here is how we approach each of them.
Showing up when we say we will
A cleaning you have to chase is worse than no cleaning at all. We confirm the window before the visit, we arrive inside it, and if something changes on our end you hear it from us first rather than finding out when nobody knocks.
The parts other people skip
Baseboards, the tops of door frames, the corner behind the bin, the inside of the microwave. We work from a checklist built around your property on the first visit, and we adjust it whenever you tell us something matters more than we assumed.
People you are comfortable letting in
Everyone who arrives is in a Mater uniform and can tell you exactly what was booked. Wherever scheduling allows we keep the same pair on your property, so you are not introducing strangers to your home or your building every few weeks.
Not happy with something? Tell us within 24 hours and we will come back and put it right.
Common questions about specialty cleaning
How much does post-construction cleaning cost?
It depends almost entirely on condition, which is why we will not quote it over the phone. Fine construction dust settles into every surface and takes several passes, so the same square footage can be double the work depending on how the site was managed. We walk it, then give you a fixed figure.
Can you work to a completion deadline?
Yes, and it is worth telling us at the walkthrough rather than afterwards. If a property has to be finished for a photographer, a tenant move-in or a handover, we staff the job to hit that, which sometimes means a larger crew for a shorter time.
Do you clean rental turnovers between guests?
Yes. Short-let and rental turnovers run to a fixed checklist so nothing depends on memory, and we can work to same-week timings where the schedule allows. Tell us the changeover window and we will confirm what is achievable.
Is specialty work available as a one-off?
Yes. None of this requires a recurring plan. Plenty of clients use us once for a specific job and then never again, and that is a perfectly normal way to work with us.
