Cleaning Plans Written Around One Property
A customized plan is a written scope built for one property from a walkthrough, used where none of the standard packages fits. It sets out task by task what happens, at what frequency, and what sits on a longer rotation instead of every visit. Mixed-use premises, unusual buildings and households with particular requirements all end up here.
The reason a bespoke scope beats a package is not that it contains more, it is that it can be changed without reopening the whole arrangement. A package is a bundle: pull one thing out and the price becomes a negotiation. A written plan is a list of lines, each with a frequency beside it, so moving the conservatory from weekly to monthly or adding a second stair run is an amendment to one line and a corrected figure, not a fresh quotation. That structure matters most where a property changes over the year. Holiday lets that go quiet in winter, a studio that becomes an office, a ground floor used commercially with a flat above it: all of them shift, and a plan built as lines shifts with them.
What is included
- A walkthrough covering every space, including the ones you were not going to mention
- A written scope listing each task with a frequency beside it
- A rotation for the work that does not need doing every visit
- A stated position on access, equipment storage and who holds keys
- A named contact and an agreed route for requesting changes
- A review at an agreed point, with the plan amended in writing
- Whatever standard-service elements the walkthrough shows the property genuinely needs
What is not included
- Anything outside general cleaning, including trades, maintenance and grounds work
- Regulated waste streams and licensed handling of any kind
- Remediation of mould, pests or biohazard incidents
- Certificated specialisms such as extract ductwork, which we refer on
- Verbal variations, since a change goes into the written plan or it does not exist
Optional add-ons
Added to your quote only if you ask for them, and priced before the visit rather than after it.
How it works
- 1 We walk it without a template No package is applied first, because the point is finding what the property actually needs.
- 2 We write the plan as lines Each task, each frequency, each responsibility, set down where both of us can read it.
- 3 We set the rotation Work that does not need doing weekly gets a stated cycle instead of being forgotten.
- 4 We amend rather than renegotiate A change moves one line and adjusts one figure, and the revised plan comes back to you.
What affects the price
Every quote is free and fixed after the walkthrough, or from the property details you provide. These are the things that move the figure.
- What the walkthrough puts into the scope
- How many lines sit on a weekly cycle against a longer one
- How much of the property is in use and when
- Whether the premises mix residential and commercial use
- How often the plan is expected to change
- Access hours and any out-of-hours requirement
What matters most to Metro Atlanta clients
Homeowners and business owners across Metro Atlanta tend to care about the same three things when they hire a cleaning company. Here is how we approach each of them.
Showing up when we say we will
A cleaning you have to chase is worse than no cleaning at all. We confirm the window before the visit, we arrive inside it, and if something changes on our end you hear it from us first rather than finding out when nobody knocks.
The parts other people skip
Baseboards, the tops of door frames, the corner behind the bin, the inside of the microwave. We work from a checklist built around your property on the first visit, and we adjust it whenever you tell us something matters more than we assumed.
People you are comfortable letting in
Everyone who arrives is in a Mater uniform and can tell you exactly what was booked. Wherever scheduling allows we keep the same pair on your property, so you are not introducing strangers to your home or your building every few weeks.
Not happy with something? Tell us within 24 hours and we will come back and put it right.
Common questions about customized cleaning plans
What sort of property needs this?
Anything a package describes badly. A house with an annexe let out, a shop with a flat above it, an older building whose surfaces dictate the products, a home studio open to clients two days a week. If describing your property to a cleaning company takes more than a sentence, this is the route.
How do I change the plan later?
You tell your named contact what has changed and we amend the affected lines. You get the revised plan in writing, with the corrected figure, before anything different happens. Nothing else in the scope moves, which is the whole reason for writing it this way.
What is a rotating task?
One that matters but not weekly. High-level dusting, light fittings, the inside of a cupboard run, behind larger furniture, skirting through a whole floor. Left to a routine visit they get skipped indefinitely. Given a stated cycle they happen predictably and the visit length stays honest.
Is there a minimum commitment?
No. The plan runs to the schedule inside it and can be reviewed, reduced or ended on reasonable notice. We would far rather amend a plan that has stopped fitting than have you paying for lines that no longer describe your building.
