Move-Out Cleaning Ahead of the Final Inspection
Move-out cleaning is the last work done in a property before you hand it back, and it is aimed squarely at the inspection that follows. Somebody will walk the place with a clipboard and a list, and that list is shorter and more predictable than most tenants expect. We work to it, then photograph every room so you hold a dated record of the condition you left behind.
Nobody can promise you a deposit back, and a company that does is making a claim about somebody else's decision. Deductions get made for damage, for wear arguments, for unpaid items and occasionally for reasons that have nothing to do with how a floor looks. What a clean controls is the cleanliness column, and it controls that completely if the timing is right. Timing is where this usually goes wrong. The van has to be gone, the property has to be genuinely empty, and there has to be daylight between us finishing and the inspector arriving. Squeeze all three into one afternoon and something gives. Give us the inspection time at the booking and we schedule backwards from it.
What is included
- The scope written against the checklist your leasing office or landlord issues, where one exists
- Every fitted cupboard and drawer, emptied by you and cleaned by us
- Cooker, hob, extractor and cold appliances dealt with inside and out
- Bathrooms detailed, with the scale taken off fittings and screens

- Floors finished last, once the rest of each room is done
- Marks on walls treated where the paint stands up to it
- A photographed set covering every room as we leave it
What is not included
- Removing anything you have decided to leave behind
- Filling holes, patching plaster or touching in paint
- Negotiation with your landlord, agent or leasing office
- Carpet extraction as standard, though we will say when it is the deciding factor
- Repairing damage, which is a cost rather than a cleaning task

Common questions about move-out cleaning
Will this guarantee my deposit?
No, and treat any firm that says yes with suspicion. A deposit decision covers damage, wear and unpaid charges as well as cleanliness, and only the last of those is ours. What we can do is remove cleanliness as an argument and hand you dated photographs to point at if it comes up anyway.
What does an inspection actually look at?
Less than people fear, and in a fairly consistent order: the cooker, the cold appliances, inside the fitted units, the bathroom fittings, the floors and the window sills. Wall marks and carpet condition come next. Almost nobody examines the tops of doors, which is why we would rather spend the time where the pen actually goes.
Do I have to be there?
No, and most people have already gone. Leave us access and the inspection time and we send the photographs when we finish. If your agent wants to meet us on site we will do that instead, whichever is simpler for you.
What if I am still moving out on the day?
Tell us and we will decide together whether to shift the clean. Working around a half-loaded property means cleaning the same rooms twice and it never produces the result you paid for. Where the dates genuinely cannot move, we clean in stages behind the van and say plainly what that costs you in quality.
