Rental Turnover Cleaning Between Tenancies
Rental turnover cleaning prepares a let property for its next tenant once the previous one has moved out and their belongings are gone. It is scoped against the check-out or inventory report where one exists, planned into the void period between tenancies, and priced on the condition the property is genuinely left in.
The person paying for this is usually a landlord or an agent, and their problem is not tidiness but time. A void week costs rent, so the clean has to slot between the check-out and the next viewing without becoming the reason the property is not ready. That is a scheduling problem as much as a cleaning one, which is why we ask for the check-out date and the target re-let date at the enquiry rather than at the end. Where a check-out or inventory report exists we work from it, because that document already records what the incoming tenant will be handed and what the outgoing one was charged for. Where there is no report, we walk the property and write our own list before agreeing a figure.

What is included
- A full clean of an empty property, room by room
- Inside all cabinets, drawers, wardrobes and built-in storage
- Inside the oven, refrigerator, freezer and dishwasher
- Bathrooms detailed, including grout, screens, fixtures and extractor grilles
- All floors cleaned and finished appropriately to the surface
- Skirting, door frames, switch plates, sills and radiators
- Interior windows, sills and tracks
- Limescale removed from taps, shower heads and tiled surfaces
- Photographs of the finished property for your records
What is not included
- Removal of furniture, rubbish or belongings the outgoing tenant left behind
- Repairs and redecoration, which we report rather than carry out
- Carpet extraction unless added, though we will tell you when it is needed
- Garden, patio and exterior grounds work
- Mould remediation and pest treatment, both of which need a specialist
Optional add-ons
Added to your quote only if you ask for them, and priced before the visit rather than after it.
How it works
- 1 We ask for both dates Check-out and target re-let, so the clean is planned into the void rather than against it.
- 2 We work from the report Where a check-out or inventory report exists, we scope against it instead of a generic list.
- 3 We need it empty first Belongings and rubbish gone, because cleaning around them means doing the job twice.
- 4 We hand back with photographs A record of the finished property for your file and for the incoming tenancy.
What affects the price
Every quote is free and fixed after the walkthrough, or from the property details you provide. These are the things that move the figure.
- Property size and the number of bathrooms
- The condition the outgoing tenant left it in
- Whether belongings or rubbish are still in the property
- How much limescale and appliance build-up there is
- Whether the carpets need extraction
- How short the void period is
What matters most to Metro Atlanta clients
Homeowners and business owners across Metro Atlanta tend to care about the same three things when they hire a cleaning company. Here is how we approach each of them.
Showing up when we say we will
A cleaning you have to chase is worse than no cleaning at all. We confirm the window before the visit, we arrive inside it, and if something changes on our end you hear it from us first rather than finding out when nobody knocks.
The parts other people skip
Baseboards, the tops of door frames, the corner behind the bin, the inside of the microwave. We work from a checklist built around your property on the first visit, and we adjust it whenever you tell us something matters more than we assumed.
People you are comfortable letting in
Everyone who arrives is in a Mater uniform and can tell you exactly what was booked. Wherever scheduling allows we keep the same pair on your property, so you are not introducing strangers to your home or your building every few weeks.
Not happy with something? Tell us within 24 hours and we will come back and put it right.
Common questions about rental turnover cleaning
How is this different from a move-out clean?
Mostly whose problem it is. A move-out clean is booked by a departing tenant hoping to satisfy an inspection. A turnover is booked by the landlord or agent to make the property lettable again, and it is scoped against the re-let rather than against a deposit, so limescale, appliance interiors and extractor grilles get attention whether or not anyone would have deducted for them.
What if the tenant left belongings behind?
Tell us before the visit. We can clean around a small amount and bag it for you, and removing a limited quantity can be agreed in advance as an add-on. A property that is still substantially full is not one we can turn around properly, so it is better to move the date than to send a team that cannot finish.
Can you work to a short void period?
Often, though it depends on how short and on the condition. Give us the check-out date and the date you want to show it, and we will confirm within one business day whether it is achievable. If it is not, we will tell you rather than take the booking and miss it.
Do you provide photographs?
Yes, as standard. A photographed record at handover is useful at the start of a tenancy and considerably more useful at the end of one, and it lets an agent who was not on site see exactly what was done.
