Cleaning a Property Before Photographs and Showings
Listing preparation is a detailed clean timed to the day before photography, focused on what a camera and a buyer standing in a doorway actually see: glass, floors, kitchen surfaces, bathroom fittings, light fixtures and the corners a wide-angle lens pulls into frame. It is booked against the photographer's date and worked backwards from it.
A camera is a harsher judge than a person. A wide lens takes in the whole ceiling and both corners of a room at once, it finds every water spot on a shower screen and every smear on a window, and daylight through clean glass changes the character of a photograph more than any other single thing. A buyer at a viewing is doing something different again: opening a cupboard, looking under the sink, running a hand along a worktop. Those two audiences want overlapping but not identical things, so the scope covers both, and it is built around the calendar. We would far rather be in the property the day before the photographer than on the same morning.

Common questions about listing preparation cleaning
When should the clean happen relative to the photographs?
The day before, ideally. Cleaning on the same morning means the photographer works around a team and floors that are still drying, and it leaves no margin at all if the property turns out to need more than expected. Give us the shoot date and we schedule backwards from it.
Do you stage or style the property?
No. Staging is a separate discipline and your agent or a stylist will do it better than we would. What we do is put the property into a condition where staging looks good rather than fighting the surfaces underneath it.
Is this just a deep clean by another name?
The emphasis is different. A deep clean resets a property for the people living in it. Listing preparation is about how the property reads to a camera and to a stranger walking through, so glass, floors, kitchen and bathroom detail carry more weight and take more of the time.
Can you come back before an open house?
Yes, as a refresh visit. Between the photography and a viewing weekend, a property that is still occupied will need bringing back, and a short visit the morning before an open house is a great deal less work than repeating the whole job.
